The short answer
Five layers of hotel demand land on Saturday, October 31, 2026, the same count this page opened with and one layer swapped. Florida-Georgia in Atlanta, Breeders’ Cup Championship Saturday at Keeneland, New York Marathon eve, WNBA Finals Game 7 at Chase Center in San Francisco, and Halloween on a Saturday. The World Series Game 7 in Milwaukee never happened: the Brewers won the Series in five on Wednesday, October 28. The WNBA one did: Atlanta won Game 6 80-69 on Thursday, October 29, so the first Game 7 in WNBA Finals history is certain for Halloween night. Lexington is the hardest night on the board. San Francisco is the newest.
The board
Every date, time and venue below was checked against league, school and organizer pages on October 2, 2026. The baseball bracket, the Keeneland meet and the whole Lexington booking call were re-checked and rewritten on October 8. The baseball half was rewritten again on October 16, after Milwaukee won the National League pennant and rain pushed the ALCS back a day in Cleveland, the World Series Game 1 result was added on October 23, the Game 3 result on October 26, and the Series result on October 28. San Francisco joined the board on October 29, the afternoon WNBA Finals Game 6 made Game 7 certain. Times are Eastern.
| Market | What lands on October 31 | Where it stands |
|---|---|---|
| Lexington | Breeders’ Cup Championship Saturday at Keeneland, attendance capped at 43,000 | Tightest market on the board. The block cutoffs have passed, so it is a refundable-hold play now |
| New York | Marathon eve for the November 1 race, plus the 53rd Village Halloween Parade at 7 p.m. | Saturday is the tight night. The race itself prices Sunday |
| Atlanta | Florida at Georgia, Mercedes-Benz Stadium, 3:30 p.m. on ABC, gates at 2 | Deep market, steep gradient. The walk-to-the-gate tier is the only part that moves |
| Milwaukee | Bucks host the Cavaliers at Fiserv Forum; the World Series Game 7 posted for this night was never played | The Brewers won the Series in five on October 28, so the Saturday stack collapsed to a Bucks game, a convention and Halloween on one 7,000-room downtown; the Friday before is the championship parade, a 10 a.m. step-off to the lakefront, so its room night was Thursday’s |
| San Francisco | WNBA Finals Game 7, Dream at Valkyries, Chase Center, 8 p.m. ET (5 p.m. PT), USA Network and Peacock; the Warriors host the Lakers in the same arena Friday the 30th | Certain since Thursday’s 80-69 Dream win levelled the series 3-3. An 18,064-seat arena does not move this metro on its own and Moscone has nothing posted, but it is a sellout on a Saturday the city already fills. Refundable if any is left, prepaid if not |
| Every big downtown | Halloween on a Saturday, first time since 2020 | A bar-and-rideshare layer, not a room layer |
The ratio is what matters, not the headline. We ran that experiment in public over Labor Day weekend: Green Bay broke under an NFL-sized crowd, Atlanta absorbed a comparable one and never noticed. Same rule here. So the sections below are ordered by how much a reader can still change, not by how big the event is.
Lexington: the market with no slack
Breeders’ Cup Championship Saturday is the hardest ticket and the hardest room on this list, for arithmetic that does not bend. Attendance is capped at 43,000 a day, per Keeneland’s own announcement. Local counting ahead of the 2022 Keeneland hosting put the city’s hotel inventory at 9,062 rooms, 1,123 more than it had for the 2015 edition. One capped crowd, one mid-size market, no slack anywhere.
The block math is the part people get backwards. Hotel group blocks generally carry a cutoff about 30 days before arrival, with a 21-day version at the short end, and at either one the rooms nobody claimed drop back into general inventory. For check-ins on October 28 through 31, the 30-day date landed in the last days of September and the 21-day date landed across October 7 to 10.
Nobody publishes a release date for the Breeders’ Cup blocks. There was never a drop you could set an alarm for and there is not one coming, so this is a refundable-hold decision rather than a timing decision. Take the best Lexington room you can cancel. Put a Louisville or Cincinnati room behind it, and look again twice a week. Our Lexington room math has the full fallback ladder from downtown out to Louisville, and that is the plan if the re-shop comes back empty.
Two local facts that change how you read the search results.
Don’t judge Cup weekend by an October rate. Keeneland’s fall race meet opened Friday, October 2 and runs Wednesday through Sunday to Saturday, October 24. Seventeen race days, with the track’s 90th-anniversary celebration on October 15. Fall Stars Weekend, October 2 through 4, carried 11 stakes worth $6.35 million, among them the Coolmore Turf Mile on the 3rd and the Juddmonte Spinster on the 4th. Lexington hoteliers say that meet produces their busiest nights of the year, ahead of the Derby up the road.
So any rate you pull for a night before October 25 is pricing Keeneland’s own racing, in a town that fills for it. Then the city’s Breeders’ Cup Festival takes October 25 through 31, with a free watch party at Gatton Park on both race days. There is no soft night left on this calendar. Put the actual Cup dates, October 30 and 31, in the search box before you panic.
Kentucky is off. The single biggest thing that could have gone wrong here didn’t. Kentucky football has an open date on October 31, between Vanderbilt at home on the 24th and a trip to Tennessee on November 7. A Kroger Field Saturday on top of a capped Breeders’ Cup would have been the worst room-to-demand ratio on the American sports calendar this fall. It isn’t happening.
Verdict: hold a refundable Lexington room, with a Louisville or Cincinnati room behind it as the insurance leg. The block cutoffs are behind us. Nothing about this market gets looser on its own from here, so the only inventory left to find is what other people give back.
New York: the collision shrank, the night did not
October 31 in New York is marathon eve. The TCS New York City Marathon runs the next morning, Sunday, November 1, the 50th running of the five-borough course, and the 2025 edition was the largest marathon ever held anywhere with 59,662 starters and 59,226 finishers. Add the Village Halloween Parade, in its 53rd year, stepping off at 7 p.m. up Sixth Avenue from Canal Street to 15th, with organizers putting marchers alone at 50,000 to 60,000.
The counterintuitive part comes out of the research rather than a press release. Joshua Martin and Joshua Hall, writing in the journal Economies in 2020, used ten years of daily New York hotel data and found the race lifts citywide average daily rate about 10%, with the effect concentrated on the night of the race itself. The Saturday before was always going to be a near-full New York Saturday in peak fall leisure season, so the race has nothing left to add to it. The two nights do different damage. Saturday the 31st is the one that is hard to find at all. Sunday the 1st is the one that costs more than it should. You probably need both, and our marathon guide has the zone-by-zone call on which one matters for runners versus spectators.
The baseball layer is closed now, not merely narrowed. A Bronx Game 6 or 7 on Halloween needed two things at once: a Yankees pennant, and the Padres as the opponent, because at 93-68 New York held home field over San Diego’s 91-71 and over nobody else left in the National League. Both halves died on October 7. Tampa Bay swept the Yankees out of the Division Series in three games, and Milwaukee closed out San Diego 3-1 the same night. Marathon weekend has no baseball in it.
Verdict: book Saturday and Sunday now, both refundable. No baseball branch is left to hedge. Marathon demand is the only thing pricing those two nights.
Atlanta: one game, one crowd
The rivalry part is settled and it is genuinely historic. Florida plays Georgia at Mercedes-Benz Stadium at 3:30 p.m. ET on ABC, gates open at 2. It is the first meeting in series history in Atlanta, in a rivalry both schools date to 1915, and the first edition outside Jacksonville since 1995, when it was played in Athens. EverBank Stadium’s $1.4 billion renovation is the reason. AMB Sports and Entertainment is paying each school $7.5 million for the Atlanta edition, and reporting has each school also collecting $1.5 million from the city of Jacksonville. It carries a sponsor name, the Invesco QQQ Atlanta Gridiron Classic, that neither fanbase will ever use.
The Florida-Georgia event guide has the whole lodging map already: Centennial Olympic Park for the walk, Midtown and Buckhead for the MARTA ride, Castleberry Hill for the group rental, SEC District station for the train. None of that needs repeating. What that page cannot tell you is what else might land in this market, so here is the part that is new.
Atlanta’s October 31 is clean on the sports side. Georgia Tech plays at Pittsburgh. The Hawks are at New Orleans. The Falcons are at Tampa Bay the next afternoon and then in Madrid on November 8, so Mercedes-Benz Stadium goes quiet after the rivalry crowd leaves. One game, one crowd, in a market with tens of thousands of downtown rooms.
The open question in this market was baseball, and it has closed. Atlanta beat the Phillies 6-2 at Truist Park on October 1 to win the Wild Card Series, then lost the Division Series to the Dodgers in four games. At 94-68 the Braves would have held home field in a World Series against any surviving American League club, which would have put Games 6 and 7 at Truist Park on October 30 and 31 and handed downtown Atlanta close to a continuous week of compression nights, the industry term for a night when demand outruns a market’s whole supply and every property fences it at once. That week is off the board. Rivalry Saturday is a single crowd.
Worth keeping anyway, because it is the detail people get wrong about this city: Truist Park is not downtown. It sits about ten miles northwest in Cobb County with no MARTA rail station anywhere near it, so a Braves postseason crowd books the Battery, Cumberland and Galleria while a Mercedes-Benz Stadium crowd books the Centennial Park district and the MARTA lines. Two crowds, one airport, two different sub-markets. Our walk-to-the-gate rankings cover that gap in detail.
Verdict: book the walkable downtown tier refundable now if walking matters. Everything on a rail line can wait, and with the Braves out there is no second crowd to hedge against.
San Francisco: the layer that came back
This page counted five layers on October 2, lost one on October 28 when Milwaukee’s World Series Game 7 died, and was back to five by Thursday afternoon, October 29, when Atlanta beat Golden State 80-69 at State Farm Arena and levelled the WNBA Finals 3-3. WNBA Finals Game 7 is Saturday, October 31 at Chase Center, 8 p.m. ET, 5 p.m. local, on USA Network and Peacock. It is certain, it decides the title, and it is the first seventh game since the WNBA Finals went to best-of-seven in 2025. The 2025 Finals were a sweep.
Keep the scale honest. Chase Center seats 18,064 and the Valkyries sell every one of them, but an arena crowd does not move a metro the way Moscone does, and Moscone has nothing posted for the back half of October. Our WNBA Finals page has said so since the bracket set, and it still holds. What WNBA Finals Game 7 adds is a certain sellout on a Saturday the city already fills for Halloween, with the Warriors hosting the Lakers in the same building on Friday the 30th at 7, so the arrival crowd starts a day early in Mission Bay, a neighborhood with almost no hotel rooms in it.
The booking shape is the one the Finals page gives. SoMa, Yerba Buena or Union Square on the Muni T Third, which stops at the arena door and counts your game ticket as fare; Dogpatch and Potrero Hill for the walk back; down the peninsula on BART or Caltrain if downtown is gone. The refund clock on a Saturday check-in, read Thursday afternoon: the 72-hour tier closed Wednesday, the 48-hour tier closes Thursday afternoon, a 24-hour rate cancels until Friday afternoon. None of it insures the game any more. The game is played.
Verdict: book whatever is left on the T Third corridor now, refundable if the rate exists, prepaid if it does not. The Finals booking play runs it night by night.
Milwaukee: two buildings, one Halloween night
This was the market with the worst exposure on the board, and on October 28 it went back to being hypothetical: the Brewers won the World Series in five, so there is no Game 7.
The Brewers swept the Dodgers 4-0 in the NLCS, closing it 6-4 at Dodger Stadium on Thursday the 15th, and won the first National League pennant in franchise history. They finished 103-59, the best record in baseball, so the home-field rule gave them World Series Games 1, 2, 6 and 7 at American Family Field, which put Friday, October 30 and Saturday, October 31 on Milwaukee’s calendar as if-needed dates. Tampa Bay, which won the American League on October 19, finished 98-64, so the Rays could not take those nights away. They were not needed.
Now the supply side. Visit Milwaukee counts 7,000-plus hotel rooms downtown and 20,000-plus in the greater metro. Compare that to the Division Series field it came out of, where it was already the tightest booking alongside St. Petersburg. And the ballpark is the hard kind: American Family Field sits in the Menomonee Valley more than four miles west of downtown with no rail service, the dedicated downtown Brewers bus discontinued in 2022 and not restored, and a real system made of bar-and-hotel game-day shuttles.
Then the layer almost nobody has connected. The Bucks host the Cavaliers at Fiserv Forum on Saturday, October 31. Fiserv is downtown, in the Deer District, which is exactly where a Game 7 crowd would have been sleeping and drinking. An NBA regular-season game barely moves a big city’s hotel market on its own, and we have run that math. It would have moved a 7,000-room downtown on a night that also had a World Series in it.
Both clocks were posted, and they were the same clock. The NBA’s own game page for October 31 and the AXS listing both have the Bucks at 7 p.m. CT. MLB posted the World Series start times on Friday, October 16: all seven games at 8 p.m. ET on FOX, which in Milwaukee is 7 p.m. CT. So a Game 7 would have thrown its first pitch in the same hour an NBA game tipped four miles east, and the two buildings would have emptied into one driver pool inside the same half hour, on Halloween, in a downtown with 7,000 rooms. File the shape for the next October Milwaukee is alive in.
The Bucks had already moved a tip for this exact thing once: the October 23 home opener against the Bulls went from 7 p.m. to 3 p.m. on the 16th, in the club’s own words in celebration of Game 1. With no Game 7, the October 31 tip stays at 7 p.m.
The condition was the Series reaching a seventh game, and it did not. Milwaukee led 3-1 after a 3-2 Game 1 on October 23, a 5-4 Game 2 on the 24th and a 10-1 Game 3 at Tropicana Field on the 26th; Tampa Bay took Game 4 there 4-3 in 12 innings on the 27th; and the Brewers won Game 5 there 4-1 on Wednesday, October 28 to take the Series 4-1, the first championship in franchise history. Games 6 and 7 were never played.
Verdict: release the October 31 hold, and the October 30 hold unless the parade is why you are going. This page said day-of-arrival terms on both, for Brewers fans and Rays fans alike, and that is what lets you out now: a day-of rate on the Friday cancels Friday, a 24-hour rate cancels Thursday afternoon. A 48-hour cancellation on an October 30 check-in expired Wednesday the 28th, before World Series Game 5 was played that night, and that is the rate that paid for a game that never happened. The Friday is not empty, though the clock on it is now posted and it changes the advice: the championship parade steps off at 10 a.m. on October 30 from Vel R. Phillips and Wisconsin, ends at Henry Maier Festival Park, and draws at least 400,000 behind road closures that start at 7 a.m. A parade finished before lunch is not a Friday-night room, because a Friday check-in arrives after it. Keep a Friday downtown room only for the night after; to see the parade itself, be in a room Thursday night or drive in and take the Brewers’ park-and-ride from American Family Field, free parking and a $5 shuttle, buses 7 a.m. to 11:30 a.m. What is left on the Milwaukee weekend beyond the parade is GalaxyCon at the Baird Center, the Bucks game and Halloween, and the Friday half of the rooms released from Game 6 holds now sits against a parade crowd rather than against nothing. The American Family Field guide has the neighborhoods, the bar-shuttle network and the rest of the city’s October calendar.
Who can actually host October 30 and 31
World Series home field goes to the pennant winner with the better regular-season record, which puts Games 1, 2, 6 and 7 in that team’s park. Game 6 was posted for Friday, October 30 and Game 7 for Saturday, October 31. Neither was played.
| World Series | League | Record | Where Oct 30-31 were for them |
|---|---|---|---|
| Brewers | NL | 103-59 | Home, had the Series got there. Pennant won October 15; the Brewers closed the Series in five on October 28, so no Game 6 or 7 was played |
| Rays | AL | 98-64 | On the road. They drew Games 3-5 at Tropicana Field after beating Cleveland 7-3 on October 19 to win the ALCS 4-2; Game 3 on Oct 26 went 10-1 to Milwaukee, Game 4 on Oct 27 went 4-3 Rays in 12 innings, and Game 5 on Oct 28 went 4-1 to Milwaukee and ended the Series |
Read the bottom row first. Tampa Bay hosted World Series Game 3 on October 26, won Game 4 on the 27th in 12 innings, and lost Game 5 on the 28th, which ended the Series. There was never an American League path to a Halloween home game, and the Guardians’ version of it, Progressive Field for the middle three, died with them on the 19th. Had this World Series gone six or seven, those nights would have been in Milwaukee, and nothing could have moved them.
That made the American League result irrelevant to your October 30 booking, which was unusual and worth saying plainly while it was live. The Rays finished it at home on Monday the 19th rather than needing the Tuesday, and the Halloween city was the same as it would have been either way.
The World Series guide carries the full host table as the bracket resolves, and the October booking map runs the same cities fanbase by fanbase.
Halloween: the layer with no ticket
October 31, 2026 is the first Saturday Halloween since 2020, and because of how leap years push the calendar around, the next one is 2037. That matters less for rooms than people assume and more for everything else.
The National Retail Federation’s annual survey, fielded September 1 to 9 across 7,889 consumers with a margin of error of 1.1 points, projects record Halloween spending of $13.5 billion, with 74% of people planning to celebrate and an average of $115.14 each. Almost none of that is a hotel room. Costume demand is overwhelmingly local, and local demand books bar tabs and restaurant tables.
What it does do is break the back half of your game day. Every market on this list has a stadium crowd and a costume crowd wanting cars in the same ninety-minute window, and surge stacks on surge. In Atlanta the 3:30 kickoff is the escape hatch, since you are out of the building around 7 and ahead of the Midtown crowd. In Lexington the card runs into the evening and lands you in the middle of it, which is the whole argument for a downtown room and a shuttle pass instead of a drive. Book Saturday dinner now in all five markets. That is not a scarcity pitch, it is a Saturday night in a full downtown.
Rentals, market by market
We price the Vrbo and Airbnb option in every lodging call, and on this particular weekend the answer splits five ways.
Lexington is the best case. Thin hotel supply plus real rental stock in the neighborhoods around downtown and out toward horse country, and the Cup forces a multi-night stay anyway, which is where rental math works. A house for six beats three hotel rooms in Georgetown. One local rule to know before you assume the supply is deeper than it looks: Lexington-Fayette requires a conditional use permit for unhosted short-term rentals in residential zones, won’t approve a new one within 600 feet of another, and caps licensed occupancy at 10 guests. That is why whole-house listings close to the track are scarcer than a city of 330,000 would suggest.
Atlanta is close behind. Castleberry Hill lofts, Old Fourth Ward townhomes on the BeltLine, West Midtown houses. For a tailgate crew of six this is usually the right call in this city, and the event guide covers the parking question to ask before you book.
Milwaukee, graded. A Historic Third Ward loft was the play for the October 23 and 24 pair, and both were played. The 30th and 31st needed one and then two straight Rays wins to exist and got neither, so a house booked for Halloween weekend on any tier stricter than 24-hours-out paid for a World Series night that never happened. The city’s rental stock sits in Walker’s Point, Bay View and the Third Ward, which is where the hotels aren’t, and it is the right instrument for a trip you take regardless. It was the wrong one for an October 31 that might not exist, and did not.
San Francisco is thin by law. Hosts must register with the city, rent only their primary residence and live in it at least 275 days a year, which caps un-hosted whole-place stays at 90 nights annually, so supply is thin and none of it is in Mission Bay. For a crew of four or more look at Dogpatch, Potrero Hill and the Mission. For one Saturday night, a hotel on the T Third first, and a rental when the hotel search comes back empty; a strict host policy on a game that is definitely played is expensive, not dangerous.
New York is a no, and not for a soft reason. Local Law 18 has required registration for stays under 30 days since September 2023, with the host present and a two-guest cap, which takes whole-apartment short stays off the table. A City Council bill to loosen it for one- and two-family homes was introduced in April 2026 and is still in committee. Legal whole-place rentals exist across the Hudson in Jersey City and Hoboken.
The constraint that cuts across all of it is the cancellation tier. Most rental listings stop refunding in full somewhere between 30 and 14 days out, and the most forgiving policies on both platforms draw the line 24 hours before check-in. That band is the argument on its own: a rental booked for October 30 is close to a commitment, while a refundable hotel rate on the same night is still an option you can drop. The cutoff-window guide has the mechanics, including the time-zone trap that catches people a day early.
What to do today
| Market | The nights | The call |
|---|---|---|
| Lexington | Oct 29, 30, 31 | Hold refundable, re-shop twice a week. Keep a Louisville or Cincinnati fallback |
| New York | Oct 31 and Nov 1 | Book both, refundable, in the zone that matches your role |
| Atlanta, downtown walk tier | Oct 30 and 31 | Book refundable now if walking to the gate matters |
| Atlanta, rail-line rooms | Oct 30 and 31 | Wait, then re-check the week before |
| Milwaukee | Oct 30 and 31 | No World Series game on either night; Friday the 30th is the championship parade downtown, 10 a.m. Release the Saturday hold, and the Friday too unless you want the night after the parade. A 10 a.m. step-off is a Thursday-night room, or a drive-in on the park-and-ride. The rest is a Bucks game, GalaxyCon and Halloween |
| San Francisco | Oct 30 and 31 | WNBA Finals Game 7 is certain. Book the T Third corridor now, refundable if it exists, prepaid if not; the Friday is the Lakers in the same building |
| Everywhere | Sat night dinner | Reserve it now |
Two things are still open. The Breeders’ Cup ticket tiers move as general admission sells from the top down, so check the official page rather than any secondhand list. And Lexington’s block-release window, the thing the whole Lexington call hangs on, is a pattern rather than a published date. That is why the instruction there is a refundable hold plus a standing re-shop, not a vigil for an announcement nobody is going to make. The baseball column closed on Wednesday, October 28, when the Brewers won the Series in five. The basketball column opened the next afternoon.
The next collision on our board is Thanksgiving week, five NFL games in three days plus rivalry Saturday, and it is already mapped. Buffalo carries three straight visitor nights in that one, Wednesday through Friday.
