February 2027 crams three of the biggest hotel weekends in American sports into eight days. Super Bowl LXI at SoFi Stadium on Sunday, February 14, which is Presidents Day weekend. Then NBA All-Star in Phoenix February 19 to 21, and the Daytona 500 on February 21, moved a week later specifically to dodge the Super Bowl. Book Phoenix first, Daytona second, both refundable, now.
One of these dates moved, and that’s the story
Start with the fact that rearranges everything else. On October 22, 2025, Daytona International Speedway announced the 69th Daytona 500 will run Sunday, February 21, 2027. Not Presidents Day weekend. The race lived on that holiday weekend from 1971 through 2011, wandered for a few years, and has been back on it every single year since 2018. In 2027 it leaves because Super Bowl LXI claimed Sunday, February 14 at SoFi, and NASCAR has no interest in running its crown jewel against the NFL’s.
Track president Frank Kelleher said the early announcement was about giving fans “plenty of opportunity to prepare to be in Daytona Beach.” Read that as a hotel warning dressed up as hospitality. The speedway knows exactly what a date change does to a market that has booked the same weekend on muscle memory for a decade.
So here’s the eight-day stack. Sunday, February 14: Super Bowl LXI in Inglewood, on Valentine’s Day, with Presidents Day the next morning. Friday the 19th through Sunday the 21st: All-Star Weekend at Mortgage Matchup Center in downtown Phoenix, the city’s first since 2009. And Sunday the 21st, across the country: the Daytona 500. Two of the three biggest demand events on the winter sports calendar share a single Sunday, in different time zones, one week after the third.
The habit trap in Daytona
A fan who books Daytona the way they’ve booked it every year since 2018 books the wrong weekend. That’s not hypothetical. Presidents Day weekend 2027 runs February 12 to 15. Race weekend runs February 19 to 21, with the provisional Speedweeks slate opening Wednesday the 17th. Anyone who grabs their usual beachside dates in the fall without checking, and plenty of repeat visitors book on autopilot the moment rates load, will hold three nights on A1A with no race in town and no race rate protection either.
The speedway did its part. The date was announced 16 months out, renewal holders from 2026 got presale access, and grandstand tickets went on sale in June 2026, listed from $194 to $326 at the time per Jayski’s report. Tickets carry the date on them. Hotels don’t. The direct-booking fan matching a February habit to a February calendar is the one exposed.
There’s a second-order effect worth understanding, and it’s about how the market re-prices. Daytona hotel revenue managers, the people who set rates, build their February around a compression calendar: the Rolex 24 in late January, Speedweeks in mid-February, Bike Week opening early March. Every one of those is a stretch where demand outruns the whole town’s supply, so minimum-stay rules and closed-out discounts cluster around the known dates. Moving the 500 slides the February compression block one week right. Presidents Day weekend itself becomes, for the first time in a decade, an ordinary holiday beach weekend priced like one. And the gap between the end of Speedweeks and the start of Bike Week narrows by that same week, which means the town’s rate card barely gets to exhale in between. If you see soft Presidents-Day-weekend rates in Daytona this fall, that’s not a deal on race weekend. That’s the wrong weekend.
Our advice from the 500 guide stands, just shifted: book refundable by this fall, beachside or the International Speedway Boulevard corridor, for the nights of February 18 through 22. One more wrinkle the move creates. Monday, February 22 is a regular workday, not a holiday. The old Presidents Day scheduling gave a hundred thousand people a built-in travel day home. In 2027 the post-race exodus either fights Sunday night traffic to the airports or burns a personal day Monday. Plan for the Monday night, honestly. It’ll be the cheapest night of your trip.
Presidents Day switched sports
The holiday didn’t disappear. It changed teams, and it’s now welded to the Super Bowl.
This matters more than it sounds. Presidents Day is the anchor of the February school break; kids are off Monday everywhere and off the whole week in a lot of districts. That weekend carries real leisure demand in every warm-weather market in the country before any sports event touches it. For years, Daytona harvested that demand layer. In 2027, greater Los Angeles does.
Here’s why that should adjust your read of the reassuring LA numbers. The case that LA never truly sells out for a Super Bowl rests on 2022, when SoFi hosted roughly 150,000 visitors and the market still ran occupancy around the 80s. But Super Bowl LVI was February 13, 2022, and Presidents Day that year fell on February 21. Different weekends. The 2022 data describes a Super Bowl without a holiday layer under it. LXI stacks football demand, Valentine’s Day dinner-and-room demand, and a three-day school-holiday weekend on the same two nights. The region’s supply is still enormous, and we still don’t expect a true sellout. We do expect the well-placed rings, Inglewood’s thin inventory, the LAX corridor, El Segundo and the South Bay, to compress earlier and harder than 2022’s pattern suggests, and Sunday night to be unusually strong for a Super Bowl market since nobody has work Monday. The one-line update this piece adds: treat the Monday, February 15 night as part of the event block when you book, because the market will.
Phoenix is the hardest room of the three
Make the call plainly: of the three markets, Phoenix is where waiting costs the most.
The reason is baseline. LA in mid-February is not LA’s high season. Daytona’s race week is a spike the town has priced for seventy years. Late February in Phoenix is the market’s natural annual peak before anyone adds an event: snowbirds in residence, golf season at full throttle, and the WM Phoenix Open running February 8 to 14, 2027 at TPC Scottsdale, which holds Scottsdale rates at tournament level right up to, of all days, Super Bowl Sunday. All-Star check-ins start four days after the Open’s final putt. There is no trough between the two for revenue managers to discount into.
Then there’s the layer we can’t fully confirm yet. Cactus League spring training normally opens its game schedule in that exact window; Spring Training Online currently projects 2027 games starting February 19 or 20, which would put fifteen teams’ worth of opening-weekend baseball crowds across the Valley on All-Star weekend itself. MLB has not released the official 2027 spring schedule, and typically doesn’t until the fall. Treat the stack as expected, not booked. We’ll update this page when the schedule drops, and if MLB slides the openers even a few days later, the collision softens meaningfully. What isn’t speculative: All-Star’s Friday-to-Sunday format forces three-night stays, downtown Phoenix has the smallest hotel core of the three markets discussed here, and the league, media, and corporate blocks locked big pieces of it long ago. Rental depth is also the honest difference between this squeeze and a Salt Lake-style sellout: the Valley has rooms, just not cheap well-placed ones.
Daytona, for all its tripled beachfront rates, is the most predictable of the three. Finite strip, known demand, seven decades of precedent, and a genuine relief valve an hour down I-4 in Orlando, one of the largest hotel markets in the country. Expensive is not the same as hard.
The booking order, if you’re picking one
Targeting All-Star: book this week, downtown if the rate is survivable, refundable always. You’re buying against the highest baseline of the three markets and the earliest-hardening minimums.
Targeting Daytona: book by mid-fall for February 18 to 22, and triple-check the dates against your own habit. The beachfront triples reliably and does not discount late. If the coast is already stupid, Ormond Beach, Port Orange, and Orlando in that order.
Targeting the Super Bowl: the timeline piece already told you, and it holds. Book refundable now, LAX corridor or El Segundo for the game, downtown for the week of events, and extend the block through Monday night.
Doing the double: the date move quietly created the best two-event road trip of 2027. SoFi on the 14th, fly to Florida Monday or Tuesday, Duels on Thursday the 18th, the 500 on Sunday the 21st. A week of American sports excess with a beach in the middle. Book both ends refundable today and decide in January whether you’re really doing it. You cannot triple, though. All-Star Sunday and the 500 are the same day, 2,000 miles apart, so that’s a television decision, not a travel one.
Why early September is the right moment, not just a safe one
The window matters here, so let’s be specific about why 5.5 months out is the time to act rather than generically “early.” Three things are true right now that stop being true in stages. Refundable retail inventory is still open in all three markets at rates set before pickup pace, the speed bookings land, tells revenue managers to squeeze. Minimum-stay rules and rate fences haven’t fully hardened around the event nights; by December, expect two- and three-night minimums attached to every Saturday in this piece. And the hospitality packages, On Location for both the Super Bowl and the 500, the NBA’s official packages for All-Star, haven’t yet absorbed and re-priced the room blocks they’re sitting on, which is what makes late shopping in host cities feel like buying from scalpers.
A refundable room booked this week costs nothing to cancel and caps your downside in all three cities.
