The 2026 NFL season is underway. Seattle beat New England 13-10 in Wednesday’s kickoff, the 49ers routed the Rams 27-7 in Melbourne, and the rest of Week 1 lands now: the full Sunday slate on September 13, then Broncos at Chiefs on Monday night, September 14. Kansas City is the tightest hotel booking left on the board; New York and Las Vegas barely notice. Every game and every city’s read is below.
The strangest opening week in years
Schedule-makers handed us a Week 1 with four genuine oddities, and each one moves hotel money.
A Wednesday opener, the first since 2012, because the Melbourne game claimed Thursday. A regular-season game in Australia, ten thousand miles from the nearest NFL parking lot, streamed on Netflix instead of a network. SoFi Stadium opening its season without the Rams, who went to Melbourne instead, so LA’s first football Sunday belongs to the Chargers and the visiting Cardinals. And hanging just past the week itself, a brand-new $2.1 billion stadium in Buffalo waiting for its first game ever on September 17. The first two oddities are history now. The second two are still in front of you.
One date on this page has already flipped. Rosters cut to 53 on Sunday evening, August 30, moved to a Sunday this year because the 49ers fly to Melbourne midweek, and waiver claims settled Monday, August 31 at 1 p.m. ET. All summer we called cutdown day the moment the season stops being theoretical and hotel pickup near every opener stadium accelerates. That moment has now passed. If you booked a refundable room in August, you’re on the right side of the wave; hold it and re-shop. If you didn’t, book today, because nothing between now and kickoff makes these rooms cheaper. Book these two first
Seattle led this list from May until Wednesday. It’s played now, 13-10 Seahawks, and the room crunch went about the way the Kickoff Game guide said it would. Two markets still deserve the urgency.
Kansas City (Monday). Seattle’s weeknight mechanics, replayed with Chiefs-sized demand and a division rival in town. Arrowhead sits in a parking sea with no hotel district of its own, so the Plaza, Crown Center and downtown fill on Sunday and Monday nights. This is also the only game left on the slate with a usable cancellation window, and at most properties it closes between tonight and tomorrow. The Arrowhead guide has the neighborhoods.
Nashville (Sunday). The quiet one all summer, now a tonight-or-never booking: check-in is tomorrow, so whatever you book, you own. Nissan Stadium sits directly across the river from Broadway, downtown Nashville charges bachelorette-economy rates on ordinary weekends, and 2026 is the current stadium’s last season before the Titans move next door, which adds a farewell-tour edge to every home date. One save if tomorrow doesn’t work: the Titans open with back-to-back home games for the first time since 2010, Jets on the 13th and Eagles on the 20th, and the Eagles date still has a full week of refundable runway.
Where you’ll always find a bed
Honesty cuts the other way too. Four opener markets have enough rooms that you can book late without getting wrecked: New York for the Sunday-night Cowboys game (the metro’s supply is functionally bottomless, though Secaucus and Meadowlands-adjacent rooms still price up), Las Vegas (the Strip absorbs everything), Houston (fourth-largest city in America, stadium on a rail line), and Minneapolis (deep downtown stock connected by skyways). Prices rise in all four; availability doesn’t really break. If your team opens there, spend your urgency on tickets instead.
The SoFi quirk, one more time
Because every OTA page will get this wrong: the Rams are not in SoFi Stadium’s opener. They played in Melbourne, and lost there. SoFi’s first NFL football of 2026 is Cardinals at Chargers, Sunday, September 13 at 4:25 ET, tomorrow afternoon, and fans hunting “Rams home opener hotels” for this weekend are booking the wrong trip. The openers still coming
Week 1 only opens fifteen buildings. The rest of the league follows in two waves, plus one debut that deserves its own paragraph.
Thursday, September 17 is the first game ever at the new Highmark Stadium: Lions at Bills, in the league’s newest building and its thinnest hotel market. Sunday, September 20 brings ten home openers at once: Falcons, Broncos, Ravens, 49ers, Bears, Cardinals, Buccaneers, Patriots, Jets, Cowboys. The Rams host the Giants on Monday night, September 21, in their first SoFi game, and September 27 closes the cycle with the Dolphins, Browns, Saints and Commanders. If your team is in those waves, you still have the slack Week 1 travelers just lost: refundable now beats anything you’ll find in game week.
The play
Every date above has been public since May, which means every hotel revenue manager in those cities has been pricing your trip for months. Your one structural advantage was always that holding a refundable room costs nothing, and where it still applies, it still works. It no longer applies to the Sunday games. A Sunday check-in is inside almost every free-cancellation cutoff there is, refundable label or not, so whatever you book tonight for tomorrow’s slate, you own. Book it as a commitment or don’t book it. Kansas City is the exception: cutoffs for a Monday arrival land between tonight and tomorrow depending on the property, roughly a day of real flexibility, which on this slate counts as luxury.
