The short answer
Eighteen of MLS’s 30 clubs make the playoffs, Round One is a best-of-three with alternating hosts, and the December 18 final goes to the finalist with the better regular-season record. Nashville locked that up on October 24. The counter to the short notice is Decision Day: November 7 locks the whole Round One map at once. Book that night, refundable.
Why this bracket punishes planners
Start with the format, because it’s unlike anything else in American sport. The top nine teams in each conference qualify. Seeds 8 and 9 play a single-elimination wild card on Wednesday, November 18, at the 8 seed’s ground. Then Round One runs November 20 through December 2 as a best-of-three: higher seed hosts Game 1, lower seed hosts Game 2, and Game 3, if the series needs one, goes back to the higher seed. The league’s own schedule announcement makes the travel stakes plain: all 16 Round One teams play at least one home game.
One detail the league’s own format page spells out and most previews skip: the wild card winner goes straight to the No. 1 seed in Round One. So the 8 seed’s reward for a home win on November 18 is a trip to the top seed, which in the East means Nashville. Worth knowing before you book anything.
After that the guessing starts. Conference semifinals land December 5 and 6, three days after Round One can end, at the highest remaining seeds. Conference finals are December 11 and 12. MLS Cup is Friday, December 18, hosted by the finalist with the better regular-season record, which means the biggest hotel date of the league’s year has a six-day booking window.
December 18 is the latest MLS Cup ever played. The old mark was December 12, 2020, and that one only landed there because the pandemic shoved the whole season back. This is the last December final too. 2026 is the final full spring-to-autumn season, a shortened 14-match transition season runs in early 2027, and the summer-spring calendar starts with 2027-28. A best-of-three means you can’t even be sure how many nights you need in a city you already know you’re visiting. Game 3 exists only if the series splits, and you find out around 48 hours ahead.
The gift nobody uses: November 7
Here’s the part the format hands you. Decision Day is Saturday, November 7, all 30 clubs at once, Eastern games at 4 p.m. ET and Western at 7 p.m. ET, with one exception: the day’s only cross-conference match, Vancouver at Montréal, sits in the 4 p.m. window. When the last whistle goes, the seeds are final. Both wild card sites are known. Every Round One Game 1 and Game 2 site is known. And then, because the league pauses for the November FIFA window, nothing happens for eleven days.
Eleven days of complete information before a single playoff match kicks off. Round One Game 1 falls in a November 20 to 24 window, so those hosts get 13 to 17 days of notice. Game 2 is November 27 or 28. Game 3, if the series needs it, is December 1 or 2. No other short-notice postseason gives you that much runway. Mid-November is also when revenue managers, the people who set hotel prices, are staring at soft late-fall pickup in most of these markets and pricing a Tuesday like a Tuesday. The compression, where one event pushes a whole neighborhood toward sellout, comes later and only in a few places. We walked through that machine in how hotels price a sold-out sports weekend.
So the play is not “book everything in September.” It’s “be ready to book everything on the night of November 7,” which is nine days out from this October 29 update. The move between now and then is knowing which of these 30 maps are easy and which will burn you. Two matchdays from the end, most of them are no longer a guess.
Where the race stands (October 29)
Everything below reflects the results through the midweek round of Wednesday, October 28, read on October 29. Every club has played 32 of 34, so two matches remain league-wide: the weekend of October 31 and November 1, then Decision Day.
The Shield is gone, and that is the biggest booking fact on this page. Nashville SC clinched the Supporters’ Shield on October 24 with a 2-0 win at CF Montréal, goals from Sam Surridge and Hany Mukhtar, the first Shield in club history, and they tied the league record for the fastest any club has sewn one up. They are on 71 points after a 0-0 at home to Philadelphia on October 28, the first MLS side ever to hit 70 through 31 matches, and 13 clear of anyone. Inter Miami’s 2024 record is 74; per the AP’s match report, four points from the last two (the Red Bulls at home on November 1, then at Cincinnati on Decision Day) breaks it. What that buys them is home field in every round they survive and, because no finalist can finish with a better record, hosting rights for the December 18 MLS Cup if they get there. So the host question stops being a six-day coin flip and becomes something you can plan against. It’s Nashville unless somebody knocks them out.
East, as of October 28: Nashville 71, New England 58, Inter Miami 56, Chicago 52, Charlotte 50, Philadelphia 47, Orlando 43, Cincinnati 43, Columbus 41, Red Bulls 39, Toronto 39. The midweek round split the top two: New England beat the Red Bulls 3-2 on a late Dániel Gazdag goal while Miami drew 2-2 at home with Cincinnati, so the Revolution are two clear with the head-to-head at Gillette on Sunday, November 1. That is not cosmetic: second seed means hosting a conference semifinal on December 5 or 6 instead of travelling to it. The knife-edge is Orlando and Cincinnati, both on 43, Orlando ahead on the first tiebreaker, wins, 12 to 11. Seventh is a guaranteed best-of-three with a home date. Eighth is one single-elimination night on November 18 and then a trip to Nashville.
West, as of October 28: Vancouver 58, FC Dallas 54, St. Louis 51, Houston 51, San Jose 49, LAFC 47, Colorado 43, Seattle 43, Real Salt Lake 42, LA Galaxy 41, Portland 40. Vancouver beat San Diego 4-1 while Dallas lost 0-2 at home to Columbus, so the lead on the conference is four points with two to play. St. Louis and Houston are identical on points and on record, 14-9-9, with St. Louis above on goal difference, and they meet in Houston on Decision Day. Colorado and Seattle are level on 43 for seventh and eighth, Colorado ahead on wins, 12 to 11. RSL hold the 9 seed by one over the Galaxy.
Clinched as of the October 28 matchday: Nashville, New England, Inter Miami, Chicago, Charlotte and Philadelphia in the East; Vancouver, FC Dallas, St. Louis, Houston, San Jose and LAFC out West. Twelve of eighteen. The midweek round added two. Charlotte beat Montréal 4-0 on a Liel Abada hat trick, scored in a 16-minute window after he came off the bench. Philadelphia drew 0-0 at Nashville and clinched later the same night when New England’s winner against the Red Bulls landed, scored, as it happens, by a former Union midfielder. LAFC got in on October 25 with a 2-2 derby draw against the Galaxy. Six places are still open: three in the East among Orlando, Cincinnati, Columbus, the Red Bulls, Toronto and NYCFC, and three in the West among Colorado, Seattle, RSL, the Galaxy, Portland and Minnesota.
The easy markets
These are the cities where a playoff date is a normal hotel booking: the ground sits downtown or on rail, and supply is deep. Where each club sat after the October 28 matchday:
- Nashville: Geodis Park sits at the fairgrounds in Wedgewood-Houston with almost nothing walkable, but downtown’s enormous hotel base is a 10-minute rideshare. Shield clinched October 24. Nashville hosts every round it survives and hosts the December 18 final if it reaches it, so this is the one market in the league where you can stake a refundable room for the title game 50 days ahead instead of six.
- Vancouver: BC Place is downtown next to Yaletown. Almost any downtown hotel is a 15-minute walk. First in the West on 58, four up on FC Dallas with two to play, and only Dallas can still catch them. A win over Seattle at home on Sunday, November 1 locks the top seed, because Dallas can only reach 60. If that falls through and Dallas passes them, the West’s Game 1 host stops being a downtown walk and becomes a drive to Frisco.
- Houston: Shell Energy Stadium is in EaDo with METRORail at the door. Stay downtown, walk or ride. Clinched, fourth in the West on 51 after winning 1-0 in Seattle, level with St. Louis on points and record, and the two meet here on Decision Day at 7 p.m. ET for the 3 seed. A downtown Houston room for November 7 is a real booking already.
- St. Louis: Energizer Park borders Union Station; the downtown cluster is a five-to-ten-minute walk and MetroLink runs from the airport. Clinched, third in the West on 51, holding the place on goal difference after losing 3-2 at home to Portland. One of the two or three cleanest playoff trips in the league.
- Cincinnati: TQL Stadium touches Over-the-Rhine. Stay in OTR or downtown and walk up Vine Street with the crowd. Eighth in the East on 43, level with Orlando and behind on wins, which puts them in wild card position and makes the November 18 single-elimination date the one to watch. The next two are the whole season: Philadelphia at home on Saturday, October 31, then Nashville at home on Decision Day.
- Charlotte: Bank of America Stadium is in Uptown, ringed by hotels, with light rail from cheaper South End. Clinched on October 28 with the 4-0 over Montréal, fifth in the East on 50.
- Orlando: Inter&Co Stadium is a 15-minute walk from the Lake Eola hotels. Skip the theme-park corridor entirely. Seventh in the East on 43 after a 2-2 at Chicago, which is the last spot that skips the wild card, held on wins over Cincinnati.
- LAFC: BMO Stadium at Exposition Park, Metro E Line to Expo/Vermont from downtown LA. Clinched October 25, sixth in the West on 47, idle in the midweek round.
- Chicago: Soldier Field is a lakefront walk from South Loop hotels. Clinched, fourth in the East on 52.
- San Diego: Snapdragon Stadium in Mission Valley, with the trolley connecting Hotel Circle and the Gaslamp. This one was live in late summer and is now out: 13th in the West on 35 with two to play, and the 9 seed already has 42. Keep the geography, lose the date.
There was an irony here in September: several of the league’s genuinely easiest trips belonged to clubs sitting outside the places. Lumen Field, five minutes from Pioneer Square, is on the board but in the wrong column: Seattle lost 1-0 at home to Houston on October 28 and slipped from seventh to eighth on 43, level with Colorado and behind on wins. Eighth is the wild card host, so on the current order Lumen stages a one-night shootout on November 18 instead of a best-of-three. The rest are still looking in. Providence Park on Portland’s downtown edge is 11th in the West on 40 after the win in St. Louis, two back of ninth, Q2 Stadium with a rail stop at the gates is 14th on 34 and out of reach, Audi Field a short walk from Wharf and Navy Yard hotels is 13th in the East on 33, out of reach of ninth, and Stade Saputo on the Montreal Metro belongs to the club that just handed Nashville the Shield, bottom of the East on 25.
The hard markets, where the address is the strategy
About a third of MLS grounds sit in suburbs or brand-new districts with a thin or nonexistent hotel walk. If your December runs through one of these, the stadium’s address decides your whole trip.
Miami Freedom Park. Nobody has written the hotel geography of this place yet, so here it is. Inter Miami’s new stadium opened April 4, 2026 on the old Melreese golf course, directly beside Miami International Airport. The 131-acre development will eventually hold a million square feet of retail and 750 on-site hotel rooms; this winter it holds a stadium and parking. Which produces a strange answer for Miami: the closest beds to a playoff match are the MIA airport hotels around Blue Lagoon, a category most fans reflexively skip. Several of those properties already advertise their distance to Freedom Park. They price against flight schedules, not soccer, the exact dynamic we mapped in the airport-hotel night-game math, and here the airport cluster is not a compromise, it’s the front row. Brickell and Coral Gables are the 10-15 minute upgrade for restaurants. Miami has clinched and sits third in the East on 56 as of October 28, two behind New England after a 2-2 home draw with Cincinnati, with the trip to Foxborough on Sunday, November 1 to close the gap. That is a top-three seed either way, so this building hosts Round One Game 1 and, if the series splits, Game 3.
Frisco, Texas. This is the map that moved most since September, and not in a direction that helps you. Toyota Stadium is mid-way through a $182 million rebuild. The east side reopened this year but the west side is torn up into 2027, and FC Dallas has played all season with a large chunk of the bowl closed. In late August they were in a three-way tie on 34 points and easy to write off. As of October 28 they are second in the West on 54, clinched, four off the conference top after losing 0-2 at home to Columbus in the midweek round. So the reduced-capacity building is now very likely to stage two Round One dates and possibly a December 5 or 6 semifinal. Scarcest ticket of the round, by a distance. Hotels are the easier half: the Frisco cluster around The Star and Legacy West is 10-15 minutes away. There is no transit from Dallas; staying downtown means a 35-45 minute drive each way.
Commerce City, Colorado. Dick’s Sporting Goods Park has no rail service and the nearest hotel is over two miles away. Stay in downtown Denver or RiNo and drive 15-20 minutes. Book the rental car when you book the room. Colorado moved up to the West’s 7 seed on 43 as of October 28, after a 2-2 at San Jose on a night Seattle lost, level on points with the Sounders and ahead on wins. Seventh skips the wild card, so on the current order the league’s thinnest hotel walk hosts Round One Game 2 on November 27 or 28 against the 2 seed, and the Rapids are not clinched: RSL are one point back. If you follow the Rapids, that Game 2 is the date to defend, and the drive-in nature of the place is the reason a rental near Denver books out before the hotels do.
Harrison, New Jersey. The Red Bulls’ ground was renamed Sports Illustrated Stadium under a 13-year deal announced in December 2024, and it has the best transit answer in the league: Harrison PATH station is three blocks from the gates, about 25 minutes from the World Trade Center. Harrison itself has little to offer overnight. Stay in Jersey City or Manhattan anywhere along the PATH. The consequence has flipped, though. The Red Bulls were eighth in late August and are now outside the places: the 3-2 loss at New England on October 28, on the same night Columbus won in Dallas, dropped them to tenth on 39, two behind Columbus with two to play. If they climb back in it is as the 9 seed, which means the November 18 wild card is a road game, at Cincinnati if the current order holds. So the Red Bulls trip to plan right now is an OTR hotel, not a PATH ride, and only after Decision Day.
Foxborough, Massachusetts. Gillette Stadium sits off Route 1 between Boston and Providence with exactly two hotels you can walk from, the Renaissance and the Hilton Garden Inn at Patriot Place. In December they are the whole game; everyone else drives. Providence is closer and cheaper than Boston for Revolution matches. New England has gone from fourth in the East in late August to second on 58, clinched, two clear of Miami after beating the Red Bulls 3-2 at Gillette on October 28, with Miami visiting on Sunday, November 1 at 7 p.m. ET. Second seed guarantees a best-of-three with two home dates here, so of every market on this list, Foxborough is the one where a refundable booking makes the most sense before November 7. Two walkable properties against a confirmed playoff date is exactly the comp set that stop-sells first, meaning the revenue managers pull the discounted rates off sale entirely rather than compete for the business.
Sandy, Utah. America First Field is 20 minutes south of downtown Salt Lake City, but the TRAX Blue Line runs to Sandy Expo station near the gates, with last trains a little after 11pm Monday through Saturday. Stay downtown. RSL won 2-1 at Austin on October 28 and climbed into the 9 seed on 42 as of that date, one up on the Galaxy with two to play. Ninth travels for the wild card, so the trip an RSL fan prices is to the 8 seed’s ground, Seattle on the current order, not Sandy. Alive, and now likely enough to hold a Seattle room.
Chester, Pennsylvania. Subaru Park has essentially no visitor hotels around it; the nearest real cluster is the Philadelphia airport corridor, 15 minutes up I-95. SEPTA’s Wilmington/Newark line stops at Highland Avenue, about a 15-minute walk. File this one under “in” now: the Union were three points out in late August and clinched on October 28 with a 0-0 at Nashville, sixth in the East on 47. Sixth means a Round One Game 2 at home on November 27 or 28, so the airport-corridor plan is worth booking, refundable, before Decision Day.
One venue-check special: NYCFC plays at Yankee Stadium, with select matches at Citi Field, until Etihad Park is scheduled to open in 2027. They are 12th in the East on 38 as of October 28, three back of ninth with two to play, so this is mostly moot for December. Park it until Etihad Park opens.
The two I wrote off in September need splitting up. Dignity Health Sports Park in Carson is live but slipping: the Galaxy were 13th in the West in late August, sat idle in the midweek round, and were passed by RSL, so they are tenth on 41 as of October 28, one point out with two to play. If they climb back to ninth the 9 seed travels, which makes the Galaxy trip to price a Seattle room, not Carson. Torrance and Long Beach become the answer only if they climb to eighth. Sporting KC’s Village West cluster can wait. They are last in MLS on 22 points. Check the full venue directory if your map is missing.
What December actually does to rates
Here’s the honest read, and it cuts both ways. These are 18,000-to-38,000-seat buildings in large metros during the softest hotel weeks of the year. A Round One match at Energizer Park will not move downtown St. Louis, and St. Louis is third in the West and clinched, so that is a real test rather than a hypothetical. Minnesota is 12th in the West on 38 as of October 28, four back of ninth with two to play and needing two wins plus a pile of help, so Allianz Field and its block-from-the-Green-Line walk is all but out for December. Citywide surge is rare in this postseason.
The scarcity is local. A comp set of two on-site hotels in Foxborough, or a handful of properties in Frisco, can stop-sell on a confirmed playoff date while the metro around it stays soft. Small supply, sudden certainty. That’s also where vacation rentals stop being an afterthought: around the suburban grounds, the Vrbo and Airbnb map runs deeper than the hotel map. Residential Frisco, the neighborhoods out toward Commerce City, the towns ringing Foxborough: two of the three belong to clubs already clinched as of October 28 and the third, Colorado, holds the 7 seed by a point, and in all three the walkable hotel count sits somewhere between zero and two. The catch is the clock. Most rentals refund on stricter terms than a flexible hotel rate, and cleaning fees punish a one-night stay. So use rentals the way the calendar allows: never speculatively, only after November 7 when your Game 2 date is real, and ideally with a crew splitting a multi-night series weekend. For every maybe-date, a refundable hotel room is the right instrument; the refundable rate playbook covers why the modest premium is worth it.
MLS Cup itself is the exception to the no-surge rule. One final, one market, six days of notice, the week before Christmas. Whichever city gets it will compress fast. And since October 24 we know more than we did: the Shield is Nashville’s, so Nashville hosts December 18 unless someone knocks them out. Geodis Park has no walkable hotels, which means downtown absorbs the whole final at once, on a Friday, exactly one week before Christmas. Nashville’s downtown base is deep, which is the only reason this is survivable at all. If you are even half-expecting to be there, a refundable downtown Nashville room booked now is the cheapest insurance on this page, 50 days ahead of the date instead of six.
The play, on a calendar
Now through November 7, nine days from this October 29 update. If your club is comfortably top-seven in its conference, stake refundable rooms across the Round One home windows: Game 1 falls November 20-24, Game 2 November 27-28, and a Game 3, only if the series splits, December 1-2. Rates are ordinary, cancellation is free, and you’re insuring against the one genuine risk, thin suburban supply. Who that applies to is no longer vague. As of October 28 it covers Nashville, New England, Miami, Chicago, Charlotte and Philadelphia in the East and Vancouver, Dallas, St. Louis, Houston, San Jose and LAFC out West, all clinched, plus Orlando and Colorado if they hold seventh. If you’re following a club at eighth or ninth, keep waiting. In the East the 9 seed is two points clear of the first club outside the places; in the West it is one, which is nothing with two matches left.
November 7, Decision Day night. The whole Round One map locks at once. Book the road Game 2 trip (the lower seed’s guaranteed home date), confirm or cancel your speculative rooms, and if you’re a wild card fanbase, book November 18 at the 8 seed’s ground. Remember that the wild card winner then goes to the 1 seed, so an 8 or 9 seed fan should price a trip to their conference’s top seed in the same sitting. In the East that is Nashville, already settled. In the West it was Vancouver by four as of October 28, with Frisco the only alternative left, and those are two very different hotel problems. November 20 through December 2, Round One. The only live question is Game 3, which exists only if the series splits. If you’re traveling for a potential Game 3 at the higher seed, book it refundable the night Game 1 ends and cancel if the sweep comes.
December 2 to 6. Round One closes, semifinals are December 5-6 at the best remaining records. Three days. Book the night your team advances, before you sleep.
December 6 to 12. Conference finals December 11-12, same drill, five days of air.
December 12 to 18. The final’s host is known the moment the second conference final ends. If your team is in it, book within the hour, because a December 18 title match is the one date on this whole calendar where the market beats the slow.
When this ran in September it said to stake Nashville first, on a hunch. That hunch has turned into something on the record. They clinched the Shield on October 24 with three matches to spare, they’re the first MLS club to reach 70 points through 31 games, and the bracket routes four straight rounds through Geodis Park. Hosting the final is theirs if they reach it. A refundable downtown Nashville room for the night of December 18, booked at an ordinary late-October rate, costs nothing to cancel and is the single cheapest hedge available in this postseason. The one caveat is structural. Round One is a best-of-three in which any tied game goes straight to a penalty shootout with no extra time, which is a lot of variance to put in front of a club that spent eight months being the best team in the league. So: refundable, and note the cancellation cutoff the day you book it.
