The short answer
Eighteen of MLS’s 30 clubs make the playoffs, the opening round is a best-of-three with alternating hosts, and every knockout round after it is confirmed only days ahead, ending in a December 18 final whose city is announced six days out. The counter is Decision Day: November 7 locks the whole Round One map at once. Book that night, refundable, and you beat everyone.
Why this bracket punishes planners
Start with the format, because it’s unlike anything else in American sport. The top nine teams in each conference qualify. Seeds 8 and 9 play a single-elimination wild card on Wednesday, November 18, at the 8 seed’s ground. Then Round One runs November 20 through December 2 as a best-of-three: higher seed hosts Game 1, lower seed hosts Game 2, and Game 3, if the series needs one, goes back to the higher seed. The league’s own schedule announcement makes the travel stakes plain: all 16 Round One teams play at least one home game.
After that the guessing starts. Conference semifinals land December 5 and 6, three days after Round One can end. Conference finals are December 11 and 12. MLS Cup is Friday, December 18, hosted by the finalist with the better regular-season record, which means the biggest hotel date of the league’s year has a six-day booking window. This is also the latest MLS Cup ever played, and the last one in December: the league switches calendars in 2027 and future finals move to spring.

A best-of-three means you can’t even be sure how many nights you need in a city you already know you’re visiting. Game 3 exists or it doesn’t, and you find out around 48 hours ahead.
The gift nobody uses: November 7
Here’s the part the format hands you. Decision Day is Saturday, November 7, all 30 clubs at once, Eastern games at 4pm and Western at 7pm. When the last whistle goes, the seeds are final. Both wild card sites are known. Every Round One Game 1 and Game 2 site is known. And then, because the league pauses for the November FIFA window, nothing happens for eleven days.
Eleven days of complete information before a single playoff match kicks off. Game 1 sites get 13 days of notice. No other short-notice postseason gives you that. Mid-November is also when revenue managers, the people who set hotel prices, are staring at soft late-fall pickup in most of these markets and pricing a Tuesday like a Tuesday. The compression, where one event pushes a whole neighborhood toward sellout, comes later and only in a few places. We walked through that machine in how hotels price a sold-out sports weekend.
So the play is not “book everything in July.” It’s “be ready to book everything on the night of November 7.” The July move is knowing which of these 30 maps are easy and which will burn you.
Where the race stands (August 30)
Twelve matches remain for most clubs, so treat this as a weather report, not a bracket. As of the games of August 30, Nashville led the East on 52 points, ten clear of Inter Miami, with Chicago and New England next and three clubs tied on 25 points scrapping for ninth. Out West, Vancouver sat top on 43 with a game in hand, then Houston, LAFC, and a three-way tie on 34 among San Jose, FC Dallas and St. Louis; Colorado, San Diego and Minnesota held the last three spots with Real Salt Lake and Portland a point back. The cutlines will move. The geography below won’t.
The easy markets
These are the cities where a playoff date is a normal hotel booking: the ground sits downtown or on rail, and supply is deep. In contention as of late August:
- Nashville: Geodis Park sits at the fairgrounds in Wedgewood-Houston with almost nothing walkable, but downtown’s enormous hotel base is a 10-minute rideshare. Nashville held the league’s best record at the end of August, which matters twice: home field in every round they survive, and hosting rights to the December 18 final if they reach it with the better record.
- Vancouver: BC Place is downtown next to Yaletown. Almost any downtown hotel is a 15-minute walk. The West’s likeliest deep run through early winter, in the market best built for it.
- Houston: Shell Energy Stadium is in EaDo with METRORail at the door. Stay downtown, walk or ride.
- St. Louis: Energizer Park borders Union Station; the downtown cluster is a five-to-ten-minute walk and MetroLink runs from the airport.
- Cincinnati: TQL Stadium touches Over-the-Rhine. Stay in OTR or downtown and walk up Vine Street with the crowd.
- Charlotte: Bank of America Stadium is in Uptown, ringed by hotels, with light rail from cheaper South End.
- Orlando: Inter&Co Stadium is a 15-minute walk from the Lake Eola hotels. Skip the theme-park corridor entirely.
- LAFC: BMO Stadium at Exposition Park, Metro E Line to Expo/Vermont from downtown LA.
- San Diego: Snapdragon Stadium in Mission Valley, with the trolley connecting Hotel Circle and the Gaslamp.
- Chicago: Soldier Field is a lakefront walk from South Loop hotels.
One irony while we’re here: some of the league’s genuinely easiest trips, Providence Park on Portland’s downtown edge, Lumen Field five minutes from Pioneer Square, Stade Saputo on the Montreal Metro, Q2 Stadium with a rail stop at the gates, and Audi Field a short walk from Wharf and Navy Yard hotels, mostly belong to clubs at or below the cutline right now. Portland is a point out. The rest need a run.
The hard markets, where the address is the strategy
About a third of MLS grounds sit in suburbs or brand-new districts with a thin or nonexistent hotel walk. If your December runs through one of these, the stadium’s address decides your whole trip.
Miami Freedom Park. Nobody has written the hotel geography of this place yet, so here it is. Inter Miami’s new stadium opened April 4, 2026 on the old Melreese golf course, directly beside Miami International Airport. The 131-acre development will eventually hold a million square feet of retail and 750 on-site hotel rooms; this winter it holds a stadium and parking. Which produces a strange answer for Miami: the closest beds to a playoff match are the MIA airport hotels around Blue Lagoon, a category most fans reflexively skip. Several of those properties already advertise their distance to Freedom Park. They price against flight schedules, not soccer, the exact dynamic we mapped in the airport-hotel night-game math, and here the airport cluster is not a compromise, it’s the front row. Brickell and Coral Gables are the 10-15 minute upgrade for restaurants. With Miami second in the East at the end of August, this is the most likely marquee host of the hard markets.
Frisco, Texas. Toyota Stadium is mid-way through a $182 million rebuild. The east side reopened this year but the west side is torn up into 2027, and FC Dallas has played all season with a large chunk of the bowl closed. A home playoff date here would be the scarcest ticket of the round. Hotels are the easier half: the Frisco cluster around The Star and Legacy West is 10-15 minutes away. There is no transit from Dallas; staying downtown means a 35-45 minute drive each way.
Commerce City, Colorado. Dick’s Sporting Goods Park has no rail service and the nearest hotel is over two miles away. Stay in downtown Denver or RiNo and drive 15-20 minutes. Book the rental car when you book the room.
Harrison, New Jersey. The Red Bulls’ ground was renamed Sports Illustrated Stadium under a 13-year deal announced in December 2024, and it has the best transit answer in the league: Harrison PATH station is three blocks from the gates, about 25 minutes from the World Trade Center. Harrison itself has little to offer overnight. Stay in Jersey City or Manhattan anywhere along the PATH. The Red Bulls sat eighth at the end of August, which is wild card position, meaning a home game November 18 and then, win or lose, a scramble.
Foxborough, Massachusetts. Gillette Stadium sits off Route 1 between Boston and Providence with exactly two hotels you can walk from, the Renaissance and the Hilton Garden Inn at Patriot Place. In December they are the whole game; everyone else drives. Providence is closer and cheaper than Boston for Revolution matches, and New England was fourth in the East at the end of August, so this map is live.
Sandy, Utah. America First Field is 20 minutes south of downtown Salt Lake City, but the TRAX Blue Line runs to Sandy Expo station near the gates, with last trains a little after 11pm Monday through Saturday. Stay downtown. RSL sat a point below the line with a game in hand.
Chester, Pennsylvania. Subaru Park has essentially no visitor hotels around it; the nearest real cluster is the Philadelphia airport corridor, 15 minutes up I-95. SEPTA’s Wilmington/Newark line stops at Highland Avenue, about a 15-minute walk. The Union were three points out at the end of August, so file this one under “maybe.”
One venue-check special: NYCFC plays at Yankee Stadium, with select matches at Citi Field, until Etihad Park is scheduled to open in 2027. If they host a playoff game, read the building on your ticket before you book a borough.
Quick honesty about the two I skipped: Dignity Health Sports Park in Carson (stay in Torrance or Long Beach) and Sporting KC’s Village West cluster both come with fine answers, but the Galaxy and Sporting KC were 13th and 15th in the West at the end of August. What December actually does to rates
Here’s the honest read, and it cuts both ways. These are 18,000-to-38,000-seat buildings in large metros during the softest hotel weeks of the year. A Round One match at Allianz Field will not move downtown St. Paul, where the Green Line drops you a block from the gates (Allianz Field is the easy kind of hard market). Citywide surge is rare in this postseason.
The scarcity is local. A comp set of two on-site hotels in Foxborough, or a handful of properties in Frisco, can stop-sell on a confirmed playoff date while the metro around it stays soft. Small supply, sudden certainty. That’s also where vacation rentals stop being an afterthought: around the suburban grounds, the Vrbo and Airbnb map of residential Sandy or Frisco or the neighborhoods near Commerce City runs deeper than the hotel map. The catch is the clock. Most rentals refund on stricter terms than a flexible hotel rate, and cleaning fees punish a one-night stay. So use rentals the way the calendar allows: never speculatively, only after November 7 when your Game 2 date is real, and ideally with a crew splitting a multi-night series weekend. MLS Cup itself is the exception to the no-surge rule. One final, one market, six days of notice, the week before Christmas. Whichever city gets it will compress fast, and if it’s Nashville, the fairgrounds ground with no walkable hotels means downtown absorbs everything at once.
The play, on a calendar
Now through November 7. If your club is comfortably top-seven in its conference, stake refundable rooms bracketing the two Round One home windows, roughly November 20-22 and November 28 through December 2, in your team’s city. Rates are ordinary, cancellation is free, and you’re insuring against the one genuine risk, thin suburban supply. Everyone else waits; the cutlines are too crowded to guess.
November 7, Decision Day night. The whole Round One map locks at once. Book the road Game 2 trip (the lower seed’s guaranteed home date), confirm or cancel your speculative rooms, and if you’re a wild card fanbase, book November 18 at the 8 seed’s ground. November 20 through December 2, Round One. The only live question is Game 3, which exists only if the series splits. If you’re traveling for a potential Game 3 at the higher seed, book it refundable the night Game 1 ends and cancel if the sweep comes.
December 2 to 6. Round One closes, semifinals are December 5-6 at the best remaining records. Three days. Book the night your team advances, before you sleep.
December 6 to 12. Conference finals December 11-12, same drill, five days of air.
December 12 to 18. The final’s host is known the moment the second conference final ends. If your team is in it, book within the hour, because a December 18 title match is the one date on this whole calendar where the market beats the slow.
I’d stake Nashville first. Best record in the league at the end of August, a stadium whose hotel demand all lands downtown, and a bracket built to route through the Shield winner four straight rounds. If that holds, you’ll have booked a downtown Nashville room at a normal November rate for a December 18 final.
