The CFP first round is the fastest hotel market in American sports. Four playoff games, four college towns, revealed 12 days before kickoff. On Selection Sunday afternoon, December 6, a few hundred thousand fans learn where they’re going, and by Sunday night the best rooms in four cities are gone or repriced. No other event on the sports calendar compresses this hard, this fast, in markets this small.
How the format works
The bracket comes out Sunday, December 6, 2026. Seeds 5 through 8 host first-round games at their home stadiums; seeds 9 through 12 travel. The schedule: one game Friday, December 18 at 8 p.m. ET, then a tripleheader Saturday, December 19 at noon, 3:30, and 7:30 p.m. ET. Winners advance to the quarterfinals at the bowl sites over New Year’s; the whole tournament runs 39 days to the title game in Las Vegas on January 25.
The travel consequence is buried in that structure: the four hosts aren’t neutral-site cities with convention-scale hotel inventory. They’re wherever the committee’s 5-8 seeds happen to play, which can mean a metro area of two million or a college town of a hundred thousand.
What actually happens to prices
The first campus round, December 2024, is the case study, and Front Office Sports documented it. In State College, hotels that normally run about $100 a night listed at $1,200 to $1,500 or sold out outright; Airbnbs that usually go for a couple hundred jumped to $1,000-2,500. Columbus hotels near Ohio State cleared $400. Austin, a big city with deep inventory, barely moved.
That spread is the entire lesson. The damage isn’t “playoff hotels are expensive.” It’s that town size determines everything: a metro host absorbs the crowd, a small-town host quadruples overnight. You can’t control which one you draw, but you can position for both.
The react-fast playbook
Before the bracket (now through early December). By late November the rankings make the realistic 5-8 seed pool obvious; the committee’s weekly Top 25 does most of the guessing for you. Pick the two or three towns your trip could plausibly run through, your team hosting, or the road cities they’d most likely visit, and place refundable hotel holds in each. This costs nothing. On December 6 you cancel all but one within minutes of the reveal. The fans who do this book at November rates; the fans who don’t bid against each other at midnight.
Reveal day. If you didn’t pre-position, speed beats deliberation. Book any cancellable room inside your price ceiling first, then optimize with a clear head over the following days. In a small host town the difference between booking at 5 p.m. and 9 p.m. on Selection Sunday is real money.
The radius move. When the host is a South Bend or a State College, the town itself is a lost cause within hours. Every campus in the country, though, sits within an hour of a functioning hotel market. Altoona is roughly 45 minutes from State College and Harrisburg about 90; Elkhart and Mishawaka sit just outside South Bend. A drive-in room at a fraction of the surge price, with parking pre-booked near campus, is how experienced road fans do December playoff games.
Rentals, with discipline. College towns are vacation-rental country, and in a small host market the rental pool is often the only inventory left by Monday. Surge pricing hits it just as hard, and cancellation terms are stricter than a refundable hotel rate, so read them before paying a playoff premium. For a group of four-plus making a weekend of it, a house 15 minutes from campus is usually the best value standing.
Two calendar notes fans miss
December 18-19 is the weekend before Christmas. Flights are already holiday-priced, and rental cars in small regional airports run out; book the car the same hour you book the room.
